Design-Build Construction
CMIC delivers design-build construction that consolidates design and construction under one contract for faster, more efficient project delivery.
Efficient Builds with the Right Partner
A typical commercial construction project has multiple, complex layers of management. Design-build is a newer yet increasingly common approach that simplifies the construction process by entrusting a single company to both design and construct the building, including oversight of every needed subcontractor, trade, vendor, and equipment operator. Consolidating the business deal between owner and builder reduces paperwork, streamlines liability, overlaps project phases, and encourages transparency through a team-based structure.
Scope like this is usually priced alongside our Architectural Services team, so estimating, permitting and field work all stay under one contract with one accountable point of contact.

Scope Of Work
What Is Included
Every line below is handled in house or by a pre-qualified trade partner under our contract, so nothing falls between scopes and nothing shows up later as an unexplained change order.
- Single Design & Build Contract
- Overlapping Project Phases
- Estimating & Cost Control
- Quality Assurance
- Punch List Coordination
- Real-Time Reporting
- Work Progress Status
- Staffing & Payroll
- Fewer Change Orders
- Faster Project Delivery
- One Liable Party
- Transparent Budgeting
Our Approach
When the drawings still need work at this stage, our Construction Management group resolves it before the budget is locked, which is the last point where a change is still free to make.
Design-Build vs. Traditional Construction
With the traditional approach, the owner signs two contracts, one for design and another for construction, often unwittingly playing mediator between the architect and general contractor. Completing blueprints separately can also lead to surprise costs and delays. With design-build, the client signs only one contract, and because architects coordinate directly with contractors, the team has ample time to familiarize itself with the job before arriving on site.
- One contract instead of separate design and construction agreements
- No owner mediation between the architect and the general contractor
- Contractors familiar with the job before crews arrive on site
Advantages of Design-Build
Bringing everyone together at the start lets clients make educated choices by seeing all available options, which is ideal for simplifying complex projects.
- Construction can start while the design is still being finalized
- Trade insight added early, which reduces change orders and delays
- Budget friendly solutions designed in rather than cut in later

Is Design-Build Right for You
Design-build works best when speed, budget certainty, and a single point of accountability matter more than bidding completed drawings separately. We review your project, schedule, and financing with you and say plainly which delivery method fits better.
- Delivery method reviewed against your schedule and financing
- Budget certainty established before the design is complete
- Traditional bid delivery recommended when it serves you better

What Is Design Build and How Is It Different?
Design build puts design and construction under one contract with one accountable team. Instead of bidding a finished set, pricing and drawings develop together, which shortens schedule and removes the gap between designer and builder.
