BIM: Better Designs, Better Results

Increasing efficiency and productivity while reducing wasteful expenditure of resources is a challenging task, especially on large-scale construction projects. To tackle these challenges and still complete projects on time, CMIC uses Building Information Modeling (BIM) technology to create highly detailed 3D models of any structure, no matter how complex, simplifying the design process and helping anticipate potential issues before they arise.

Scope like this is usually priced alongside our Architectural Services team, so estimating, permitting and field work all stay under one contract with one accountable point of contact.

Scope Of Work

What Is Included

Every line below is handled in house or by a pre-qualified trade partner under our contract, so nothing falls between scopes and nothing shows up later as an unexplained change order.

  • 3D Structural Modeling
  • Revit Documentation
  • Clash Detection
  • Automatic Plan Updates
  • Parametric Component Library
  • Bills Of Quantities
  • Single Master Project File
  • Fewer RFIs & Change Orders
  • LEED & Energy Analysis
  • Design Feedback Previews
  • Trade Coordination Models
  • As-Built Model Handover
How It Works

Our Approach

When the drawings still need work at this stage, our Technology group resolves it before the budget is locked, which is the last point where a change is still free to make.

01

Moving Beyond 2D Drawings

Three-dimensional models capture the details and nuances of a structure in a way paper drawings cannot, giving architects room to create vividly detailed designs and clients a clear idea of what the finished structure will look like. Unlike 2D drawings, which require full rework with every design change, 3D models can be modified and updated instantly, removing the guesswork from complex structures.

  • Design changes reflected instantly across plans, sections, and elevations
  • Owners see a clear preview of the structure before construction starts
  • Complex geometry resolved in the model instead of in the field
02

BIM at CMIC

CMIC was one of the earliest adopters of BIM technology in the industry and uses Revit as our primary BIM software program. Considered one of the most effective BIM programs on the market today, Revit allows us to increase efficiency, productivity, and transparency throughout the construction process and deliver results in a short timeframe.

  • Revit used as our primary modeling and documentation platform
  • Models shared with trades so shop drawings match the design
  • Early adoption backed by years of modeled project experience
03

Catching Conflicts Before the Field

Most costly rework starts as a conflict nobody saw on paper. We run clash detection between structural, mechanical, electrical, and plumbing models so ductwork, conduit, and piping are resolved weeks before those trades mobilize.

  • Structural, mechanical, electrical, and plumbing models overlaid weekly
  • Clashes resolved in coordination meetings before material is ordered
  • Field rework and RFI counts reduced on every modeled project
04

Data That Follows the Project

A model is also a database. Quantities, equipment data, and finish schedules pulled from the model keep estimating, procurement, and closeout working from the same current information instead of separate spreadsheets.

  • Quantities and material takeoffs generated straight from the model
  • Equipment data and finish schedules kept current in one file
  • As-built model delivered at closeout for facility management use

What Is BIM Used for on a Construction Project?

BIM builds a coordinated 3D model of structure, architecture and MEP systems so clashes are found and solved on screen instead of in the field, and quantities, sequencing and prefabrication all come off the same model.
